Project Background

We were contacted by a family who had recently purchased a 1980s two-story home in need of major updates. While the structure was solid, the layout was outdated, the finishes were worn, and the home lacked energy efficiency. The family’s goal was to modernize the space, open up the floor plan, and create a home that blended comfort, function, and style.

Initial Assessment & Planning

We began by conducting a full property inspection, identifying areas that required structural attention, such as the aging roof, outdated electrical systems, and water-damaged sections of the basement. At the same time, we worked closely with the family to understand their lifestyle and vision. They wanted open, light-filled spaces, a modern kitchen, additional bathrooms, and a finished basement that could serve as both an entertainment area and guest suite.

Structural & System Upgrades

Before cosmetic updates, we strengthened the home’s foundation by replacing the roof and insulation, upgrading electrical and plumbing systems, and reinforcing the basement with waterproofing for improved efficiency and durability.

Design & Permits

Our design team prepared 3D models and layout options, showing how we could transform the closed-off kitchen and dining rooms into a large, open-concept space. We also added plans for a master ensuite and basement renovation. Once designs were approved, we secured all building permits and ensured everything complied with local codes.

Interior Renovations

Walls were removed to create an open-concept living area with steel beam support, brightening the space. The kitchen received custom cabinetry, quartz countertops, and smart storage, while bathrooms were upgraded with modern finishes, walk-in showers, and heated floors. The basement was transformed into a multipurpose space with entertainment, guest, and office areas, featuring durable flooring and ample lighting.
